FAQ
Questions, answered
What do I pay upfront to rent an apartment in Abu Dhabi?
Your first rent cheque, the security deposit (5% to 10% of the annual rent, paid to the owner), Beyond's 5% commission plus VAT, the 50 Tawtheeq fee, any admin fee, and the TAQA (ADDC) and district cooling deposits. On an 120,000 apartment paid in 4 cheques, that is about 45,700.
Is the Abu Dhabi municipality fee 3% or 5%?
It is 5% of the annual rent (minimum 450 a year) for expatriate tenants, billed monthly on the TAQA (ADDC) bill. It was 3% from 2016 until 2018. UAE nationals are exempt for their own home.
How much is the agency commission on a rental?
Beyond Real Estate charges a fixed 5% of the annual rent, plus 5% VAT on the commission.
Who pays the Tawtheeq fee?
With Beyond, the tenant pays the 50 Tawtheeq registration for a lease under four years.
Is the security deposit refundable?
Yes. It is paid directly to the owner and refunded when you move out, less any agreed deductions for damage or unpaid bills.
Do I pay district cooling (chiller) fees as a tenant?
Yes, where the building uses district cooling: a connection fee and a refundable deposit when you move in, then monthly bills. Buildings without district cooling include cooling in the electricity bill.
