Abu Dhabi property, for who you are

Seven buyer profiles, each with the basics that matter, the 2026 launches that fit and the ready communities to look at first.

Start with the basics

Payment plans, explained

A 10/50/40 plan means 10% when you book, 50% in instalments during construction and 40% at handover. We show each plan exactly as the developer published it.

Registration fee: 2% of the price

Paid when the sale is registered on DARI, Abu Dhabi’s property platform. Usually shared between buyer and seller unless agreed otherwise.

Golden Visa threshold

Property worth 2M or more in total can qualify you for a 10-year Golden Visa. Off-plan counts if bought from an approved developer.

Freehold for foreign buyers

Foreign buyers can own freehold in Abu Dhabi’s investment zones. ADREC counted 50 zones in H1 2026, 8 of them new.

Gross vs net yield

Gross yield is a year’s rent divided by the price. Net yield subtracts service charges, upkeep and empty months, so it is always lower. Yields here are gross.
